Have you solo'd the tracks? What do you hear when you do?
Also check your Mixer window. Adobe has (mistakenly, in my view) now supplied us with a Clip Mixer by default, instead of the ever more useful and familiar Track Mixer. This could very easily cause odd behavior for those unaware.
